A major part of my responsibilities involves administering £1.4M in annual service charge operating budgets, actively monitoring expenditure variances, and chairing annual general meetings with resident management companies. In addition, I coordinate Section 20 statutory consultations for major works programmes, including roof renewals and external redecorations valued at up to £180,000, ensuring leaseholders remain fully informed throughout the tender and delivery phases.
My work also centres on maintaining rigorous safety and health compliance across all managed blocks. I regularly oversee Fire Risk Assessments, asbestos registers, and water hygiene testing regimes to adhere strictly to building safety standards. Complementing this, during my earlier role at Severn Valley Property Partners, I conducted bi-monthly site inspections across 12 apartment blocks and supervised appointed mechanical and electrical contractors to protect asset value and uphold service-level agreements.
